One Flagler: A New Icon in West Palm Beach

  • 02/14/25

According to the Palm Beach Post, West Palm Beach is undergoing a transformation, and at the heart of it is the much-anticipated opening of One Flagler, a 25-story luxury office tower that is redefining the city’s commercial landscape. Developed by Related Ross, this state-of-the-art building at 180 Lakeview Avenue is already 95% leased, drawing a dynamic mix of financial firms, tech businesses, and innovative companies eager to establish a presence in the city’s thriving downtown.

A New Standard for Office Spaces in West Palm Beach

As businesses continue to migrate to West Palm Beach, office spaces are evolving to meet the growing demand for technology-driven, high-end work environments. One Flagler is a prime example of this shift, offering a 270,000-square-foot tower that blends cutting-edge amenities with an elegant aesthetic.

Perched at the intersection of Lakeview Avenue and Flagler Drive, the building provides tenants with unparalleled views of the downtown skyline and the waterfront. With some office spaces leasing for as much as $140 per square foot, One Flagler is setting a new benchmark for premium office environments.

Luxury Amenities and Prime Location

Designed to feel more like a five-star hotel than a traditional office space, One Flagler’s interiors feature warm wood tones, cream-colored walls, and floor-to-ceiling windows that flood the space with natural light. A state-of-the-art fitness center overlooks the waterfront, while private and shared landscaped terraces offer outdoor retreats for employees. For executive meetings, a high-end boardroom provides a professional and stylish setting.

Among its notable tenants is Biohaven Pharmaceuticals, which has secured the prestigious top-floor space, further cementing the building’s reputation as a hub for industry leaders.

Public Spaces & Fine Dining

While the offices themselves are exclusive, One Flagler also welcomes the public through carefully curated spaces. One such highlight is the newly opened Estiatorio Milos restaurant, offering a refined dining experience with Mediterranean cuisine. Currently serving dinner, the restaurant will soon expand to include lunch service.

Just outside the tower, the Julian Abele Park provides a serene public space featuring a historic Banyan tree and a striking art installation, Portals. Composed of eight towering stainless-steel sculptures, this exhibit adds a contemporary artistic touch to the neighborhood.

Related Ross' Expanding Footprint in West Palm Beach

Even as tenants settle into One Flagler, Related Ross is making significant moves across West Palm Beach’s commercial and hospitality landscape.

Revamping CityPlace: New Showroom & Office Towers

The former Cheesecake Factory space in CityPlace is currently undergoing a transformation into a Related Ross showroom. Located at the corner of Rosemary Avenue and Hibiscus Street, this space will showcase the company's ongoing and future developments. Cheesecake Factory has since relocated to a new address at 651 Okeechobee Blvd.

Additionally, two new office buildings, 10 and 15 CityPlace, are in the pipeline. Groundbreaking for 15 CityPlace is scheduled for March 13, with Cleveland Clinic committing to lease 120,000 square feet in this 500,000-square-foot development. The tower will rise on the former site of AMC West Palm Beach 12 theater and other retail locations.

Meanwhile, 10 CityPlace is set to break ground the following year, continuing the district’s rapid evolution.

Phillips Point: A $120 Million Transformation

Another major project for Related Ross is the $120 million renovation of the iconic Phillips Point office complex on Flagler Drive. Famous for its distinctive pink-hued exterior, the waterfront landmark will soon feature a sleek white limestone façade, elevating its modern appeal.

According to Related Ross Senior Vice President Jordan Rathlev, this redesign will bring the building in line with the contemporary aesthetic seen throughout the firm’s latest projects.

A New Hilton Hotel in the Works

In addition to office spaces, Related Ross is finalizing agreements with Palm Beach County to introduce a second Hilton hotel at the Palm Beach County Convention Center. The proposed Hilton Signia, a $300 million, 20-story hotel, will be located at 900 S. Rosemary Avenue, replacing a parking lot owned by Related Ross.

The 400-room Hilton Signia will cater to high-end business travelers and convention-goers, offering elevated dining options and cutting-edge technology. If all approvals are finalized, construction is expected to begin by the end of the year.

The Vision of Stephen Ross

Behind all these developments is Stephen Ross, billionaire developer and owner of the Miami Dolphins. A Palm Beach resident, Ross has been instrumental in reshaping the city’s commercial and residential real estate landscape. Through projects like One Flagler, 15 CityPlace, and the Hilton Signia, he continues to drive West Palm Beach’s emergence as a premier destination for business, innovation, and luxury living.

West Palm Beach's Bright Future

With One Flagler now open and a host of exciting projects in the works, West Palm Beach is poised for a new era of growth and transformation. The city’s downtown is rapidly evolving into a thriving business hub, offering companies an unparalleled combination of modern office spaces, top-tier amenities, and vibrant public spaces.

For businesses seeking prestige, luxury, and an unbeatable location, One Flagler and Related Ross’ upcoming developments provide the perfect opportunity to be part of West Palm Beach’s dynamic future
